In 2000, gentrification of West Oakland was underway. Many industrial properties were being converted to market-rate live/work lofts. Intent on creating affordable lofts, Mr. Kashani purchased a former rubber-processing plant along with the abutting property containing a 10,000 sq. foot pre-engineered ‘butler building’. Design studies revealed that up to 38 lofts could be developed from the conversion of the factory. Mr. Kashani used a portion of AHA’s developer fees to buy the butler building and leased it to an auto parts distributor.
Lease revenues became a steady source of cash-flow for AHA. Adeline Lofts was the first live/work loft development in California to successfully use 9% low-income housing tax credits and to be marketed and leased to very-low and low income artists, artisans and entrepreneurs.
