By 1995, the 27-unit project had been entitled, received local funds and competed successfully for 9% tax credits. In early 1997, low and very-low income seniors moved in and the project received a Golden Nugget Award from Pacific Coast Builders Conference. Shattuck Senior Homes is a prime example of transit-oriented infill development with 27 units on a 5,000 square foot lot.

The Loma Prieta earthquake in 1989 rendered the Pacific Berkeley Theater at this site unsafe. Mr. Kashani convinced the owners to donate the property to Affordable Housing Associates and receive the appropriate tax write offs. In 1994, shortly after he had founded AHA, he received title to the property for $1. Unable to secure funding for the demolition of the structure, Kashani worked out a recycling plan with a demolition contractor, who got one year to use the site to clean and resell all the bricks from the 6,000 square foot former movie theater.
